Massive Ballarat lake house looks set to raise the bar with $5.65m price hopes

A massive property in Lake Wendouree is slated to slot into second spot Ballarat most expensive properties, if it sells for its multimillion-dollar asking price.

221 Wendouree Pde is situated on an expansive 1234sq m block, with sweeping views across the lake. The four-bedroom pad has a $5.3m-$5.65m price guide, which would place it second in the area’s house price records.

The top spot is currently held by a property on the same street, which the Herald Sun understands sold for $8.5m in an off-market deal last year.

The listings wowing buyers

Previously, two 70s-style brick veneer homes stood where the sprawling pad now is.

The vendor, who wished to remain anonymous, owned the block for a number of years, renting out both houses while living at a neighbouring property.

In 2017, she commissioned the build for the impressive home seen today, fit with an established garden, heated outdoor area, built-in barbecue, magnesium spa and Swedish-style sauna.

A light-filled, open-plan living and dining area leads onto the stylish kitchen, built with stone benchtops, Miele appliances and a warming drawer.

Each of the spacious bedrooms offer an ensuite, study nook and built in wardrobe, with the main suite opening onto a private balcony overlooking the lake.

After living there with her sons, the vendor is selling to downsize closer to the city.

She said that the lake had been the children’s “playground” over the past few years, who’ve also loved “kicking the footy across the road.”

“I’m so sad to leave. If I could pick it up and take it with me I would … it’s been a great chapter in my life,” she said.

The vendor said she designed the house for a low-maintenance lifestyle, and to provide enough room for a family with teenagers.

Despite the large windows offering natural light and picturesque views, she said the home itself provided plenty of privacy.

Jellis Craig Ballarat’s Tim Valpied said that buyers have loved the pad’s rear access, as it provided the option to “come and go without people knowing.”

Mr Valpied also said that its north-facing position, high ceilings, and oversized double garage were additional drawcards for buyers.
